Intro
England and Wales often get talked about as one property market, but the rulebook has been diverging for years — most landlords just don’t notice until it affects them directly. Rent Smart Wales is the clearest example: Wales has required every landlord and letting agent to be registered and licensed since 2015, under the Housing (Wales) Act 2014. England has never had a national equivalent — only patchy, council-by-council selective licensing schemes. If you’re used to managing property across the border, that’s one gap worth knowing about before it catches you out.
This is the first in a monthly series tracking both sides of that picture — what’s actually happening in the Welsh market, and what it means for staying compliant. As a Property Ombudsman member, Propertymark/ARLA/NAEA-accredited, and Rent Smart Wales–licensed agency, we’re tracking this because it’s literally what we’re regulated to know.
What happened in September — the lettings side
– September is the UK’s peak month for student lettings — with Cardiff University, Cardiff Metropolitan, and Swansea University all driving a reliable autumn surge in tenant demand across South Wales, this isn’t a trend we’re reading into the data, it’s a fixture of the calendar worth planning a listing around every year.
– Welsh landlord yields averaged 7.0% through the first half of 2026 — ahead of the Great Britain average outside London (6.5%), a strong backdrop heading into the busiest letting month of the year.
– Private rents in Wales rose 5.5% over the year to February 2026 — one of the highest rates of rental growth anywhere in the UK, meaning September’s demand spike is landing on a market that’s already moving in landlords’ favour.

Compliance corner: the licence renewal often forgotten.
Rent Smart Wales registration isn’t a one-off — it needs renewing every five years, and licences (for landlords who self-manage) carry their own renewal and ongoing training requirements. If you registered in the scheme’s early years, there’s a real chance a renewal has quietly become due. It’s worth a two-minute check on the Rent Smart Wales portal — letting it lapse isn’t just an admin slip, it can affect your ability to serve a valid Section 173 notice.
Get ahead of it
September’s numbers say the usual September, post summer surge was strong this year — if you’ve been sitting on a decision to sell or start letting, the window that’s just opened is a real one, not marketing spin.
